Property Summary
• 805 Acres / 326 Hectares in total area, the Property is located six miles/10k northwest of Quepos, with a beautiful gated entrance plaza only 2 kilometers off the main coastal highway. That access is a flat, straight, well-maintained public road through a very scenic palm plantation, which is effectively a private road to the property as no houses or other properties are served by this road. About three miles from the coast, there is virtually nothing between the property and the ocean besides palm trees and a mangrove forest. The property lies on the foothills of a vast mountainous forest preserve region.
• The Property is about 15 minutes to Quepos/Manuel Antonio, the Airport, the Hospital, and Marina Pez Vela. It is twelve miles from Manuel Antonio National Park and 2 hours from the capital city of San Jose.
• Several large adjoining parcels were sought and acquired from different owners over time, and so all are now available together for the first time ever. This is the first offering of any of the parcels in 18 years.
• The Property currently consists of 42 separately “registered rural lands” totaling 288ha, plus an unregistered parcel of 38ha which can become registered. The total area of the Property is nearly the size of Central Park in New York City, (805 v. 843 acres).
• Named Rio Palma or River Palms by the current owners, master plans for the land were carefully developed by the famous Tony Quesada and Arqueco. (His company has over forty years of experience in eco-friendly development, and among many other projects, developed all of the major parks in San Jose, including the National Plaza by the National Theater.)
• Accordingly, 36 parcels in the center of the property have been separately registered and are ready for sale and development. Referred to as ‘small farms’ in the Technical Report, these parcels range in size from 1.25 to 2.25 acres each. 25 more small farms have also been fully surveyed and segregated, such that registration can be completed easily and quickly. At least 60 more farms can be segregated but have not been fully surveyed.
• Considered one of the best rivers in the region and all of Costa Rica, the Damas River forms together on the property and runs through it for several kilometers. The Damas collects the water from 8 smaller rivers which are fed from the surrounding 770 square miles of mountainous non-developed national refuge land which lies adjacent to the property. As a result, pure water runs through the Damas River year-round. The river was a key consideration in the selection of this land, and it provides for dozens of beautiful riverfront farms and buildable parcels. The best 8 of these farms/parcels are among the 36 already separately registered.
• Many Hundreds of homes can be built on the property, possibly up to 1,000 units or more – as 15 of the 42 “registered lands”, including 10 of the 36 already 36 ‘small farms’, are actually zoned for ‘Building’, and so those allow for significant construction with potential for “multi-unit housing and other building projects”. • The Property is also ideal for many large estates and family compounds. A mix of single homes, low-rise condo buildings, and a boutique spa resort was the original vision of the current owners, and the land is very suitable for any number of other uses. The property could also simply and immediately be split up and re-sold in any combination of the 42 registered lands with no further development. One could do that but keep the parcels they want for themselves.
• A spectacular model home by an award-winning design/build team is fully constructed but remains to be finished. Reasonable estimates of $200K to complete will yield a house worth well over $1M. Over $500K was spent building what is there. It will be quite something when complete. See photos and renderings.
• A very nice solid 2800sf house in very good condition is at the center of the property. The home is very well-maintained and currently occupied by the full-time caretaker and staff. It is a very pleasant house, with a large open living space, 3 large bedrooms, a covered patio, and screened porches. Surrounded by nature, move-in ready, and also suitable for upgrades and expansion.
• A beautiful, naturalistic, architectural stone entry plaza area with a gate and guard house is in place. Extensive landscaping was done, and this considerable past work has grown and spread and now adds greatly to the overall lush and verdant landscape from the entrance to the center of the property.
• Electricity is present at the center of the property. New tall concrete power poles with lights were installed from the center of the property for a kilometer along the road of the best river farms. A great many kilometers of roads have been cut and many culvert bridges built, providing access to most sections of the Property.
• The property is a mix of former farmland, secondary rainforest (cut long ago), and primary rainforest (never cut). Many parcels have panoramic ocean views including Manuel Antonio Park, and there is an abundant mix of mountain views from all over the property. And the River views…. are perhaps the biggest and best in any easily accessible part of the Centra/South Pacific. The property has many natural resources and the potential to be fully self-sufficient. There is abundant and diverse wildlife.
• The Property contains the ‘Caves of Damas’, one of only three navigable cave systems in Costa Rica. It has some history, and in the past was a local attraction with public tours conducted through the caves. There are other greater potential values of this natural wonder.
• The Property comprises parcels on both sides of the Damas River, and the Damas is the border between the Central Pacific Region and the South Pacific Region, so the Property is technically in both regions.
• A great full-time caretaker with staff has been living on the Property for many years, maintaining and protecting the land, and doing various improvements. He is a key man, not just a caretaker or worker – very smart and capable. No one knows the land better, and he would be very happy to continue with new owners. The current owners live in the U.S., and so they also have a great long-time local property manager. This person is also their attorney, who since 1999 has headed his full-service firm serving expats and businesses coming to Costa Rica. He also would be willing to continue managing the property and staff and can handle whatever else a new owner may need, legal or otherwise. After more than 10 years the current owners can recommend him without reservation. In these regards, the takeover of the property by new owners who are not already operating in Costa Rica can be relatively turnkey.

With shops, restaurants, offices, a hotel, and condos, the marina hosts frequent public events including festivals, movies, music, and art. Quepos is a main departure point to one of the best sport fishing areas in the world, and also to one of the best scuba diving destinations in the world. Manuel Antonio is world-famous as a major cultural, vacation, business, and retirement destination, with vibrancy, diversity, and depth like no other in Costa Rica or even all of Central America. Always one of the most popular choices for U.S. expats and others living abroad, starting about 40 years ago, Americans, Europeans, and many others have been investing in and moving to Costa Rica in ever greater numbers, and most particularly to the Quepos/Manuel Antonio area, which has benefited and evolved greatly and uniquely as a result.
